One of the most powerful ways to find off-market deals is to have other people bring them to you. That’s exactly what a bird dog network does — it puts “boots on the ground” working for you, feeding you potential fix and flip and BRRRR deals regularly.

Whether you’re just getting started or looking to scale your investing business, building a reliable bird dog team can become one of your best sources of leads.

What Is a Bird Dog?

A bird dog is someone who finds distressed or motivated-seller properties for you and gets paid a fee when you close the deal. These can be everyday people out in neighborhoods every day.

 

Why Bird Dogs Are So Valuable?

The best part about bird dogs is that they’re doing the legwork for you. While you’re working on your current projects, they’re out spotting distressed houses and sending you leads. This creates a consistent deal flow without you having to drive for dollars every weekend.

 

Best People to Target as Bird Dogs:

- Real estate agents who work with investors

- Contractors and handymen

- Property managers

- Mail carriers and UPS/FedEx drivers

- Uber and Lyft drivers

- Landscapers and lawn care workers

- Code enforcement officers

- Utility workers

- Door-to-door salesmen (cable TV, internet, roofing, solar, etc.)

- Trash collectors

- Home inspectors

- Roofers

- Etc, etc – anyone constantly driving neighborhoods

 

How to Start Building Your Bird Dog Network?

1. Define your criteria – Tell them exactly what kind of deals you’re looking for

2. Offer strong pay – Most successful investors pay around $500 to $2,000 per deal

3. Make it easy for them – Give them a simple way to send you leads: cell phone, email or a special web portal

4. Train them – Show them what signs to look for

5. Follow up and pay fast – Respond quickly and pay them promptly when you close

Sample Conversation You Can Use:

“Hey, I’m an investor here in Houston. I pay people cash for finding ugly or rundown houses. If you see a house that looks beat up or abandoned, just text me the address. I’ll pay you $1,000 every time I buy one you send me. You interested?”

Using this technique and consistently approaching people, you can easily have 10, 20, or even 50 people out there looking for deals. That creates DEAL FLOW!
